This project was a narrow 20′-0″ lot with an empty single-story deli on the first floor. The primary mission was to create a premier restaurant space to replace it on the first floor. We proposed using prefab construction in order to quickly and build a premium residential component which would minimally disrupt the restaurant space below. In order to make the tight lot work, we worked with the existing zoning code allowing for bay windows to generate a dramatic bowed façade–and thereby increase the rentable floor area by a remarkable 13%.
